FEIS for the Taconic Homes Project

The Town of Pleasant Valley Planning Board, as lead agency, has accepted a Final Environmental Impact Statement (FEIS) on the proposed Taconic Homes development. The FEIS was prepared in accordance with Article 8 of the New York State Environmental Conservation Law. A hard copy of the FEIS is available at the following locations: The Town of Pleasant Valley Library and the Town of Pleasant Valley Clerk's office.
The project site is located on two parcels, totaling approximately 76 acres in size, accessed from the southerly side of Route 44, immediately to the east of its intersection with the Taconic State Parkway. The development proposed within the site is a 252 unit condominium complex to be known as Taconic Homes. Twenty-four (24) of these units will be provided as affordable housing units. It will include 180 two-bedroom units and 72 three-bedroom units. For the use of its residents there will be: a swimming pool; a tennis court; several tot lots; a clubhouse; a pedestrian path system linking the residential clusters to the central recreation/community center area; a nature trail. A total of 630 off-street parking spaces will be provided of which: 368 will be in garages and 262 in paved aprons adjacent to the garage and within cut-outs along development roads. The development will have its own on-site wells which will provide for its domestic water needs, and will have its own on-site sanitary sewage treatment plant. Solid waste disposal will be by private carter. The Applicant (developer) will initially provide all required project infrastructure. After sale of condominium units, the condominium corporation (to be established) will be fully responsible for ownership, maintenance and operation of the on-site infrastructure.
